What kind of garages can be built without a permit?
According to current regulations, a detached garage can be built without a permit under several conditions. First, the garage must be one-story. Secondly, its area must not exceed 35 square meters, and 500 square meters of the plot are allowed to build a maximum of two such garages. Thus, if our plot is 1,500 square meters in size, we can erect a maximum of 6 garages. These regulations apply to any detached garage, regardless of the materials of its construction and or design.
Further requirements relate to the appropriate dimensions and equipment of the structure. The garage must be at least 2.2 meters high, and the entrance should measure a minimum of 2 meters high and 2.3 meters wide. It should be equipped with a safe lighting system and include air exchange. Equally important are the requirements of the Clean Air program – if our garage will be heated, it is worth investing in a sectional garage door, the parameters of which will meet the requirements of the government project. Another important issue is the distance of the garage from the fence bordering the neighboring plot. The garage should be a minimum of 3 meters from the fence in the case of a garage without windows, and 4 meters – in the case of a garage with windows.
Documents to check before building a garage
The person carrying out the project should first of all consult the local zoning plan to ascertain whether the construction of a garage in the area is permitted. Next, the construction should be reported to the office of architectural and construction administration. Information including a construction plan, a space plan and a document authorizing the modification of the land in question (along with any information regarding the address and location of the plot) should be submitted at least 30 days before the start of construction work. Then the office has time to issue a response, and we, with any refusal, to file an appeal.
